Home Lending · LoanIQ
At Silver Lake, agents do the chasing: documents, verifications, appraisal, title, insurance, the back-and-forth with underwriting. People make every decision that matters. And the credit decision never leaves the IBM i system of record that has underwritten every Silver Lake loan since 1991.
The problem we set out to fix
Loan officer, processor, underwriter, appraiser, title, insurer, HOA, your employer, your bank, two real estate agents, a closing agent. None of them share a system. So the borrower becomes the courier, forwarding the same PDF for the third time at eleven at night.
The usual way
At Silver Lake
Walk through a loan
Follow one home loan from application to keys. Playback stops at each gate until the person who owns that decision makes it. Every step lands on the same append-only ledger, threaded by one correlation id.
An illustrated walkthrough: names, dates and figures are examples. It runs in your browser; nothing is submitted.
Who decides what
A home loan has more than one moment that needs a person. Each gate names who decides, and what no agent is allowed to do there.
Gate 1 · Rate lock
You and your loan officer weigh the options. You decide which loan, and when to lock the rate.
Owner · You, with your loan officer
An agent prepares the comparison. It cannot accept a lock.
Gate 2 · Credit decision
A named underwriter decides on a complete file, and the decision is written to the ledger under their identity.
Owner · Senior underwriter
No agent holds approval authority, at any loan size.
Gate 3 · Final terms
You review your final terms and cash to close. The three-business-day waiting period starts when you acknowledge.
Owner · You
An agent can explain every line. It never acknowledges for you.
Gate 4 · Funds
Our funding desk confirms wiring instructions by phone, at a number already on file, before any money is released.
Owner · Silver Lake funding desk
Changed payment instructions are never acted on by an agent.
Know your agent
Every agent crosses the same governed border as a person: identity, scope, decision, audit. Each one carries its own identity, calls only the procedures its scope allows, and never touches a table directly.

What changes for our people
When agents take the chasing, the people who used to do it get their time back for the parts of a loan that need judgment and a relationship.
Loan officer
From status updates to advice. Dev spends his calls on which loan fits, not on which document is missing.
My borrowers stopped calling to ask where things stand. Now they call to ask what I think.
Dev Patel · Loan officer
Processor → file steward
From chasing to exceptions. When an agent's retry budget runs out, Rosa picks up the phone and owns the fix.
The agents handle the ninety emails. I handle the one call that actually needs a person.
Rosa Lin · File steward
Underwriter
From assembling files to deciding on them. Sandra opens one complete, reconciled file with every source traced.
I used to spend the first hour of a file finding out what was missing. Now I spend it deciding.
Sandra Okafor · Senior underwriter
Same border, heavier step
Our prequalification binds no one, which is why it came first. A home loan binds money, a contract and a family's biggest decision. So the same governed crossing carries more of the weight: more parties, more gates, the same single record of truth.
“We didn't build a new mortgage system. We gave the one that already knew our lending a governed way to work with everyone else in the deal.”
Ray Mendez · IT Director · Silver Lake Financial Group
